Fenwick Mews
Buyer-led real estate advisory · London
Property is always an investment.
Partner with a professional.
Most agents are paid by the seller. We act for buyers as standard.
Positioning
Why we're different
Most agents are appointed and paid by the seller — the seller is legally their client, even when they're showing you round. That's a structural conflict, not a personal one. We're built to advise buyers directly, with no incentive to talk up a price you're paying. And unlike most agents, who step back the moment your offer is accepted, a dedicated part of our team stays with you all the way to completion.
Traditional agent
- Paid by the seller — the seller is their client
- Incentivised to maximise sale price, not your return
- Steps back once your offer is accepted
- Focuses on transactions
- Values using comparables
- Negotiates on the seller's behalf
- Markets the property
Fenwick Mews
- Represents buyers directly, as standard
- No conflicted commission on the price you pay
- Stays with you from offer to completion — survey, mortgage, conveyancing, the lot
- Focuses on returns
- Financial modelling
- Investment analysis
- Institutional negotiation — on your side of the table
- Long-term wealth creation
Underwriting
Every property, modelled
Before we advise you to buy or hold, we build the model. Our analysis includes the following.
For buyers · buyer-led as standard
Buy with underwriting, not instinct
We source and interrogate opportunities the way an investment committee would — acting for you, not the seller, before you commit capital.
We know how daunting a first purchase can feel — freehold or leasehold, interest rates, mortgages, upcoming works, structural risks, fair valuation. Most buyers know little of this going in, and shouldn't have to learn it alone. A dedicated part of our team stays with you from your first search through to completion, asking every question that matters on your behalf.
Buyer-side representation
We're appointed and paid to act for you. Unlike a listing agent, we have no relationship with the seller to protect and nothing to gain from a higher price.
Property sourcing
Access to on and off-market opportunities matched against your investment criteria, not a generic portal search.
Investment underwriting
Every opportunity is stress-tested for yield, cash flow and downside risk before it reaches you.
Financial modelling
A full return model — IRR, equity growth and exit valuation — built for your specific holding period.
Mortgage introductions
Warm introductions to lenders and brokers who understand investment-led purchases, not just owner-occupier loans.
Negotiation
We negotiate on the numbers, informed by comparable transactions and your walk-away price — set in advance, on your side of the table.
Portfolio advice
Guidance on how each acquisition fits within a wider portfolio, from concentration risk to long-term strategy.
Through to completion
Most agents disappear once your offer is accepted. A dedicated part of our team stays involved — chasing survey results, tracking your mortgage offer, and answering conveyancing questions — until you have the keys.

About
Built by investors, not agents
Fenwick Mews was founded by investment professionals with backgrounds in investment banking, private equity and real estate investing — not estate agency.
We apply the same discipline to a two-bedroom flat in Islington that we would to any other capital allocation decision: rigorous analysis first, transaction second.
That means every client, whether buying their first home or building a portfolio, receives institutional-quality advice on the numbers behind the property. It's also why we built the firm to represent buyers directly, rather than defaulting to the seller-paid model most agents operate under.
Client feedback
What our clients say
“The financial model they built changed which unit we bought. That level of analysis is normally reserved for institutional deals.”
“I've bought through five agents in London. This was the first time anyone modelled my downside before my upside.”
“As first-time buyers we expected sales pressure. Instead we got a spreadsheet and an honest conversation about risk.”
“Buying from Singapore, I needed a team that thought like an allocator. Fenwick Mews managed the whole process remotely, with total transparency.”
